Difficult ground conditions on a constrained site were overcome through the use of steel screw piles
in conjunction with a concrete raft foundation – thus allowing a heavy structure, including a preserved
historic façade, to be supported.

This approach was a novel use of technologies in a new application and is recognised by the geotechnical engineering community as a significant achievement. The effects on neighbouring buildings were minimised, in spite of the potential for differential settlement both on site and in proximity to the site.

Constraints arising from the existing basement made the project more complex. The solution required
systematic analysis and testing to ensure success, but proved cost effective and time efficient.
